An Electrical Installation Condition Report, commonly known as an EICR, is an inspection and test of the fixed electrical installation within a property.
This includes the consumer unit or distribution board, circuits, sockets, lighting, earthing, bonding and other parts of the installation. The purpose is to identify defects, deterioration, damage, non compliant work or safety concerns that may require attention.
Electrical Maintenance Services provides clear EICR testing with practical reporting and advice on any remedial works required.
For rented properties, landlords must have the electrical installation inspected and tested at least every 5 years, or sooner if the previous report recommends a shorter interval.
Many landlords and agents also arrange an EICR at change of tenancy to keep records up to date and identify any issues before a new tenant moves in.
We support landlords, letting agents, estate agents, property managers and block management companies with single property inspections, repeat work and multiple property testing.
After the inspection and testing, you receive a report showing whether the installation is satisfactory or unsatisfactory.
Where issues are found, the report can include:
Immediate action is required because there is a risk of injury.
Urgent remedial action is required.
The installation could be improved, but this does not usually make the report unsatisfactory on its own.
Further checks are needed to confirm the condition or safety of part of the installation.
If remedial work is needed, we can explain the findings clearly and provide a quote for the required works.
Reports are written in a straightforward way, with photos included where useful.
EICRs are available for rental properties, homes, offices, shops and managed premises.
Helpful for tenancy changes, property management deadlines and urgent compliance requirements.
If the report is unsatisfactory, we can quote for the work needed to bring the installation up to standard.
